Since its inception in 1986, Miller Samuel has been an independently owned and operated New York real estate appraisal and consulting company. In late 1994, the firm began preparing Manhattan market reports for the real estate firm now known as Prudential Douglas Elliman. This family of reports has expanded into other markets in the New York region.

Miller Samuel created and controls the rights to the content of these reports to insure their independence of preparation. In exchange for preparing market reports for Prudential Douglas Elliman, Miller Samuel is provided access to certain data that is used to increase the depth and quality of both the market report series as well as the appraisal reports and consulting assignments it prepares. To maintain consistency with their other publications, Prudential Douglas Elliman has creative influence over the look and feel of these market reports, but not their content.

Since the beginning, our objective in this effort has been to provide an independent factual market resource for the public. All conclusions and opinions set forth in the market report series Miller Samuel prepares, as well as Miller Samuel appraisal reports, are derived solely by Miller Samuel. Users of these publications and resources must do so at their own risk.

Since our independence is the cornerstone of our professional credibility, we believe it is important that the nature of the relationship between Miller Samuel and Prudential Douglas Elliman be clearly explained and publicly disclosed. We hope we have done so to your satisfaction.
