Statement of Independence

Since its founding in 1986, Miller Samuel has been an independently owned and operated New York real estate appraisal, consulting and research company. In late 1994, the firm began preparing Manhattan market reports for the real estate firm now known as Prudential Douglas Elliman. This report series has expanded into other markets in the New York region including Brooklyn, Queens, Long Island, The Hamptons and the North Fork. Additional reports are in development.

Miller Samuel creates and controls the content of these reports to insure their neutrality. Miller Samuel is provided supplementary data by Prudential Douglas Elliman used to increase the depth and quality of both the market report series as well as the appraisal reports and consulting assignments it prepares. To maintain consistency with their other publications, Prudential Douglas Elliman has creative influence over the look and feel of these market reports, but not their content.

Since the beginning, the objective in this effort was to provide an independent factual market resource for the public. All conclusions and opinions set forth in the market report series Miller Samuel prepares, as well as Miller Samuel appraisal reports, are derived solely by Miller Samuel. Users of these publications and any other these related resources must do so at their own risk.
